Almost all MLS have an option to create a "custom report", "export" or "download" and save data from a search of comps to the user’s personal PC. Most agents are not aware that this feature is in place and have not used it previously.

bpo5000 is already configured to import data from the .CSV file. bpo5000 will provide accurate results whether the comp data is imported or entered manually.

bpo5000 can be configured to import search data exported from almost any MLS in a few minutes. It is just a matter of matching the field names.  We prefer to do it for you, but you could do it yourself from the MLS Control menu.

Bpo 5000 works with almost all custom or  local MLS systems. We just need to match your field names with BPO5000, a 5 minute job.

This entire procedure should not take more that a few minutes of your time and will save you many hours in the future. Almost all MLS have an option to create a custom report, export and save the data from a search of comps to the user’s personal PC.  Most agents are not aware that this feature is in place and have not used it previously.  This is a one time procedure. From that point, Import them into bpo5000. The result is awesome.

The common procedure is to perform a normal comp search, 3 active and 3 sold. Rather that printing, emailing or viewing ,one of the options should be to “export” or “save” the data as a file. The format option needed for bpo5000 is comma-separated (a .csv file) the file will contain all of the property data for each comp in a readable format by the computer.

Most agents have been able to find the “export” option, save the file on their PC. Once the file is of the right format you can match your MLS fields with bpo5000.  You could use the file in Excel for your own purpose or in bpo5000.  In order for the program to work you must create a CUSTOM REPORT or custom list in this exact order: MLS NUMBER, ADDRESS, CITY, ORIGINAL LIST PRICE, LIST PRICE, SOLD PRICE, LIST DATE, SOLD DATE, BEDROOMS, BATHS, SQUARE FEET, PROPERTY TYPE, STYLE, LOT DIMENSIONS, YEAR BUILT, GARAGE, DAYS ON MARKET, ZIP CODE AND CONCESSION AMOUNT.
 
The .csv file should look like the example below.  If you MLS requires more than 1 field for the address, we have the solution.


If you are not able to create a "custom report" or “export” the file, your MLS.  Simply call tech support for your MLS, they should be able to show you the procedure to create a custom report and export a .CSV file from a search.  Most agents never take advantage of the classes offered by the board or the MLS tech support.
 
**SAVE THE .CSV FILE TO
SAVE TO C:DOCUMENTS AND SETTINGS\BPO5000\DATASOURCES\GLENFIELD.CSV FOR WINDOWS XP.


The next step is to open the .csv file you saved and make any changes you desire for the subject and all comps i.e convert year built (1950) to age(58), convert lot size(45x1000) to acres (.11) or whatever you want to appear in the bpo form.
 
The final step is to open the bpo5000 Browser and Navigate to the BPO you wish to complete.
Then select the comp you want to fill in from the list and double click on it or press the Play button.
